For those who do not smoke, the ashtray atmosphere of a Fiddler’s Creek smoker's home is one of the factors that will turn off a potential buyer to your home. A Google search of "cigarette odor removal" renders more than 255,000 Websites.

  • Baking soda – an old standby for odor removal. Whether cleaning your carpet or smelly furniture baking soda is your friend. Sprinkle it over the smoke-infused area and let it sit for a few hours. Then whip out your trusty vacuum cleaner to suck up the soda, finishing the job.
  • Often overlooked is the interior of forced-air heating ducts. These can emit odors every time the heating or air conditioning is operated. Some kinds of air ducts can be cleaned, while others must be replaced.

Lastly, it is the simple passage of time. If you live in your Fiddler’s Creek home long enough, the cigarette odors will gradually but surely become a vague remembrance.

September 2006 Fiddler's Creek Market Report

Since January of this year, there have only been 20 condos sold in Fiddler's Creek. Compare that with 114 that sold the prior year. This is a community that has continually been adding new product, so there is a mixture of developer and resales going on in this community.

I am only reporting what has happened on the Marco Island MLS, there can actually be additional sales that are reported on the Naples MLS, but for the most part they are listed on both MLS systems. Let's look at the Gated Community as a whole.
